This and That: Will 14th & R Condo Project Start in April?


Some interesting, amusing and newsworthy posts at other blogs around town…

DCmud, which reports on DC real estate development, reported last week that the condo project for the southwest corner of 14th and R Streets NW may get underway in April: “That New Condo Smell: Coming Soon to a Parking Lot Near U.” (See November 19 post on the project.) The space at 1638 14th is currently a very small parking lot next to AYT Auto Services. The seven-floor building will have around 30 units and first-floor retail is planned. In terms of retail street traffic, this intersection is a dead zone, so hopefully the plans for “mixed use” will ultmately mean some retail at that corner. DCmud also notes, “The project may also have some direct competition from JBG one block north, which has plans for its own, much larger condo on 14th Street.”

Who can resist a headline like this at New Columbia Heights? “Be careful in the snow! Burned car blocking alley on 11th,” seems to sum up the frustration of this winter’s ongoing snowfall.

Over at why.i.hate.dc, Dave Stroup has a posting from Friday on the derailment of the Redline Metro train, “Was a destination error the cause of Friday’s derailment?”

“Forget the Snow – Garbage is the Big Issue Now,” says the Prince of Petworth. (I would add snow-clogged alleys to the list of issues since the city does NOT plow alleys.) What are you seeing around the Dupont-Logan-U area? Are the public trash cans overflowing onto the ground? Has anyone gone out and bagged up the trash and left it for city crews to pick up?

  2. The trash, neither the street cans nor the residents’ trash, has failed the see or feel the hands of a garbage collector here at 14th and Corcoran since before the blizzard. Calls to the DPW have indicated that there would be pick-ups on the street side, but so far, nothing.

    Typical DC under the Fenty regime.

As an aside…DPW Will Collect Trash on Friday The DC Department of Public Works has announced it will collect trash Friday, February 12, from the front properties of those homes with a Friday collection day. Residents are asked to place their trash in dark colored plastic (not paper) bags and place the bags at the curb for collection. No recycling will be collected Friday.

  5. Awesome…because, ya know, you need more condos around the 14th & U corridor (how may empty condo buildings do you all have now?). What about affordable food and retail? I think we can scale back on more condos (and the subsequent decrease in an already saturated parking market)and get some real business that caters to real folks. It’s some of the many reasons we stay away. Food is too expensive, no decent clothing/retail and there is no place to park. SO, please build one more condo building.

    • For abundant parking, cheap food and good chain clothing stores for the folks, I suggest checking out Rockville Pike or Bailey’s Crossroads. Both are very walkable, neighborhood-oriented places.

      I believe both of these proposed condo buildings are providing ground-floor retail, which will be great for the current blighted blocks they replace along the corridor. And the new condo residents will help support it.

      • James: I would respectfully note that many people in the area either do not own cars… or are simply not Rockville Pike kind of people.

      • But then we’d have to live in Rockville or…worse…Virginia.

        Some of us are OK paying a LITTLE more for some stuff to avoid a hellish commute and having to drive to anything interesting. It’s a trade off.

        I’m living in my borderstanian condo until I have to move (i.e. have kids). I have my whole life to be a suburbanite.

      • mattyillin & jessica — I was being sarcastic about Rockville and Bailey’s. I too live in the Logan area and do not own a car. That’s part of the appeal of our area. new parking garages are the last thing our area needs to remain sustainable and appealing.

      • Rockville is far from pedestrian friendly. This project brings several questions to mind:

        – Will the building have its own garage to house the cars for all tenants?

        – Will it be aesthetically compatible with the other condos in the neighborhood?

        – Will its retail space be affordable? There are plenty of vacant storefronts on 14th St as it is.

        – Do we really need any more condos in this area?

      • Michael: Feel free to bring those questions to the appropriate ANC Commissioner (who I believe is Charles Reed, ANC2F) who can then add the issue to an ANC meeting and address them with the developer.

    • There are places to park, but you just have to pay for them. Reeves Center and Colonial at 16th and P are two places.

  6. The public trash cans around NH and S have been emptied. That’s more than I can say for our private dumpster – the company saw snow around the dumpster and left. Gross.

    But not as gross as all the dog crap all over the sidewalks. IT’S SO F!ng GROSS, PEOPLE. Pick up after your dogs. Do you think it’s going to disappear? It’s on every sidewalk. That, and what are you people feeding your dog(s)? The fact that those that try to pick it up off the sidewalk don’t get it all because it’s not solid is proof that you need to change your dog’s diet.

    GROSS.

    However, our private company saw snow around the dumpster and left. It’s so gross.

    Even more gross is the fact that people seem to refuse to pick up after their dog(s) in the snow.
    IT’S F-ING DISGUSTING, PEOPLE.
    it’s so gross on almost every sidewalk in my neighborhood. And not just that, but what are you people feeding your dog(s) that you can’t manage to get it all up?
